Build-to-suit  projects

Build-to-Suit (BTS) is a real estate development model where properties are designed and constructed to meet the specific needs of the future tenant. Unlike traditional leases, where businesses must choose from existing spaces, BTS projects are built from the ground up to match the lessee’s requirements—including location, size, layout, technical specifications, and potential for future expansion. The BTS model is commonly used for manufacturing, logistics, infrastructure, office, retail, healthcare, education, and other sectors that demand tailored premises. The process begins with a development and long-term lease agreement between the client and developer. The developer is responsible for finding the appropriate site, designing and building the property, and securing project funding. In return, the client agrees to lease or purchase the completed premises under pre-agreed terms.
